Official HFTP Licensee

USALI, the international
accounting standard
for hotels.

Uniform System of Accounts for the Lodging Industry — 12th edition. Since 1926, the framework hotels worldwide use to measure their financials. Torresi & Associati S.r.l. is an HFTP Licensee for the Hospitality Metric platform and for its hotel controlling methodology.

USALI HFTP Licensee

A century of standard-setting

USALI was born in New York in 1926, published by the Hotel Association of New York City. Today it is maintained by Hospitality Financial and Technology Professionals (HFTP) together with AHLA and AHLEI.

The pain

"Best revenue year ever.
Why is nothing left at year-end?"

It's the sentence we hear most from hotel owners. The Italian statutory P&L (art. 2425 civil code) classifies costs by nature: raw materials, services, labour, depreciation. Perfect for tax. Useless to understand where you make money.

Pain 1

You don't know which department bleeds cash

In the Italian P&L Rooms, F&B and SPA are mixed. Spa and breakfast can burn margin while rooms produce it: without USALI you can't see it.

Pain 2

The bank gives you side-eye

Since 2021 the EBA requires sector-level credit analysis. If you walk into Credit with a "generic" P&L you lose rating points. USALI speaks their language.

Pain 3

You are not comparable

"Are we in line with the market?" Without USALI it's a feeling, not a datum. Competitors use the same metrics from Portland to Dubai: without them, you stay out of the conversation.

How a USALI P&L is structured

USALI separates the income statement into operated departments (revenue-generating), undistributed expenses (shared) and non-operating expenses. Every area's margin becomes visible and comparable.

Operated departments

  • • Rooms
  • • Food & Beverage
  • • Other Operated (SPA, parking, laundry)
  • • Minor Operated
  • • Miscellaneous Income

Undistributed expenses

  • • Administrative & General
  • • Information & Telecommunications
  • • Sales & Marketing
  • • Property Operation & Maintenance
  • • Utilities

Non-operating expenses

  • • Management fees
  • • Rent & property tax
  • • Insurance
  • • Interest
  • • Depreciation

From revenue to margin: the USALI waterfall

Every step of the waterfall is a control point. A hotel does not have a single "bottom line": it has a margin at every stage, and each one tells a different story to owners, GMs and banks.

Total Revenue 100% − Dept. expenses Dept. Profit ~75% − Undistributed GOP ~50% key − Non-operating EBITDA ~25%

Illustrative schema. Indicative ratios typical of a balanced full-service hotel; the real split depends on size, category, seasonality and location.

KPIs that speak the USALI language

Not just acronyms: four questions every hotel owner should ask their P&L every month.

KPI USALI formula Answers
RevPAR Rooms Revenue / Available Rooms How much does each available room earn?
TRevPAR Total Revenue / Available Rooms Including F&B, SPA, ancillaries?
GOPPAR GOP / Available Rooms After controllable costs, what's left?
EBITDAR EBITDA + Rent Operating value, independent of lease?
Flow-through Δ GOP / Δ Revenue For each extra euro of revenue, how much hits the margin?

Why an HFTP Licensee matters

Torresi & Associati S.r.l. was granted the USALI Stamp Licensee in 2026 directly by HFTP (headquartered in the United States).

The license authorizes the use of the USALI schema in our:

  • →controlling reports delivered to hotel clients
  • →training materials (10-module video course in production, HFTP-authorized)
  • →Hospitality Metric SaaS platform (app.hotelmetric.it)

In Italy very few professionals hold a direct HFTP license. Most use "inspirations" of the schema without formal authorization — a gap that matters when the P&L lands on a banking desk or in due diligence.

Benchmark: your hotel vs. comparables

A single USALI number says little on its own. The real value comes from comparison with a portfolio of comparable hotels by category, size and seasonality. The platform shows the band (25-50-75 percentile) each KPI sits in.
